If you run a commercial facility or manage rental properties, you know that Legionella Risk Assessments and water checks are mandatory—but what does the process look like in practice?

It’s much more than just sticking a thermometer under a tap! Here is a look behind the scenes at how we test and protect your water systems:

1️⃣ Temperature Monitoring & Sentinel Taps: We check "sentinel outlets" (the nearest and furthest taps from your heat source) to ensure hot water reaches at least 50°C within 1 minute, and cold water stays below 20°C after 2 minutes. Legionella bacteria thrive between 20°C and 45°C, so strict temperature control is your first line of defence.

2️⃣ Calorifier & Storage Tank Inspections: We inspect hot water cylinders (calorifiers) to ensure stored water stays at a minimum of 60°C. We also check cold water storage tanks for physical integrity, tight-fitting lids, and cleanliness.

3️⃣ Identifying Stagnation & Infrequently Used Outlets: Dead legs in pipework or rarely used taps create prime conditions for bacteria to grow. We map out high-risk areas and advise on proper flushing schedules.

4️⃣ Microbiological Sampling (When Required): If high-risk conditions or vulnerable occupants are present, we take sterile water samples and send them to a UKAS-accredited laboratory for full microbiological analysis.

If you manage properties in the UK, staying compliant with Fire and Water Safety regulations isn't optional—but the rules do change depending on the property type. 🏠🏢

Mixing up inspection timelines can leave you exposed to legal penalties, insurance complications, or tenant safety risks.

Here is a quick breakdown of how key compliance duties differ:

1️⃣ Legionella Risk Assessments (LRAs)
Commercial: Best practice requires a full review every 2 years (or sooner if the system changes).
Residential: Should be reviewed every 3 years, as well as before a new tenancy or after major plumbing work.

2️⃣ Fire Risk Assessments (FRAs)
Commercial: Mandatory written FRA, reviewed annually or whenever workforce/layout changes occur.
Residential (HMOs/Flats): Required for common areas (hallways, stairwells), reviewed annually.

3️⃣ Water Temperature & Routine Monitoring
Commercial: Monthly sentinel tap checks (hot ≥ 50°C, cold < 20°C) and weekly flushing logs are required.
Residential: Landlords must ensure system temperatures are safe and inform tenants on proper water hygiene (e.g., regularly running taps/showers after holidays).

Safety regulations can get confusing, especially when balancing different inspection routines.

Think any extinguisher works on any fire? Think again. 🧯❌

When it comes to workplace safety, assuming can be dangerous.

Here are two massive fire extinguisher myths every business owner and facility manager in South Wales needs to know:

🔥 MYTH 1: "Water extinguishers can be used on any type of fire."
FACT: Using a standard water extinguisher on an electrical or flammable liquid fire can cause disastrous flare-ups or electric shocks. Matching the correct extinguisher type (CO2, Foam, Powder, Water) to your specific site hazards is a legal requirement.

⏰ MYTH 2: "If the safety pin is in, it’s good to go forever."
FACT: Extinguishers lose pressure over time and inner seals degrade. They require certified annual professional servicing—and a full discharge test every 5 years—to guarantee they work when seconds count.

Take 30 seconds today to walk your site and check your extinguisher pressure gauges.

Are they sitting safely in the green? 🟩

If you're unsure whether your business is fully compliant or covered with the right equipment, we’re here to help.

In care homes and healthcare environments, water safety 💦 is a delicate balancing act.

To prevent Legionella bacteria from growing, hot water must be stored at 60°C or above and distributed at a minimum of 50°C (55°C in healthcare settings).

However, water at these temperatures can cause severe scalding in seconds to vulnerable residents. 🥵

That’s where Thermostatic Mixing Valves (TMVs) come in.

TMVs blend hot water with cold water right at the point of use (such as taps, showers, and baths) to deliver a safe, controlled outlet 🌡️ temperature—typically between 38°C and 43°C—without cooling down the main supply system.

Keeping Your TMVs Compliant & Safe:

✅ Regular Maintenance: TMVs contain moving parts and strainers that can scale up or fail over time, requiring regular servicing.

✅ Fail-Safe Testing: Valves must undergo an annual fail-safe test to guarantee that the hot water supply shuts off instantly if cold water supply fails.

✅ Audit-Ready Logging: All servicing, temperature checks, and fail-safe results must be documented in your water safety logbook.

Our qualified engineers provide comprehensive TMV servicing, testing, and water hygiene management for care facilities across South Wales to ensure complete safety and legal compliance.

Using the wrong fire extinguisher on a blaze isn't just ineffective—it can be extremely dangerous.

Matching your safety equipment to the specific fire hazards in your building is vital for keeping staff, visitors, and property safe.

Quick Reference Guide:

💧 Water: Ideal for Class A fires involving organic materials like paper, wood, cardboard, and textiles. (Never use on electrical or kitchen oil fires!)

🧴 Foam (AFFF): Suited for Class A solids and Class B flammable liquids such as petrol, paints, or oils.

⚡ CO2 (Carbon Dioxide): Perfect for Class B liquids and essential for Electrical Equipment risks (like server rooms, offices, and switchboards) as it leaves zero residue behind.

💨 ABC Powder: Versatile coverage for Class A, B, C (flammable gases) and electrical fires—frequently used in workshops, garages, and industrial sites.

🧪 Wet Chemical: Specifically engineered for Class F deep-fat cooking oil fires, making it mandatory for commercial kitchens and canteens.

Is Your Premises Correctly Equipped?

Under UK fire safety regulations, your building must have the correct types, quantities, and locations of fire extinguishers, all serviced annually by qualified technicians.

What actually is Legionella, and why is testing for it a legal requirement for your property? 🦠💧

Legionella is a harmful bacteria that thrives in artificial water systems—like cold water storage tanks, calorifiers, showerheads, and rarely used taps—between 20°C and 45°C. When fine water droplets or aerosols are inhaled, it can cause severe respiratory illnesses, including Legionnaires' disease.

As a employer, landlord, or facilities lead, you have a legal duty under HSE ACoP L8 guidelines to ensure your water systems are regularly assessed and monitored.

Here are 3 fundamental steps to keep your water safe:

✅ Temperature Control: Keep hot water stored above 60°C and cold water below 20°C.

✅ Routine Flushing: Keep water moving by flushing unused outlets weekly to prevent stagnation.

✅ Regular Risk Assessments: Maintain up-to-date testing logs and risk assessments to catch biofilm buildup early.

Don't leave water safety to chance. Our qualified team carries out comprehensive Legionella risk assessments and testing across South Wales to keep your premises 100% safe and compliant.
