Farmland Prices Expected to Stay Strong in 2023

I know this article doesn't specifically talk to land prices in Kansas and Missouri but both states are seeing similar trends.

Farm real estate experts expect prices to keep rising, albeit at a slower pace, in 2023. Not every sale will set records, which seemed to be the case for much of 2022.

Market uncertainty about the approaching 2023 spring planting season has the potential to cause Kansas and U.S. corn, grain sorghum, wheat and soybean prices to be extremely volatile through the March-June period and beyond. With forecasts of a decline in La Nina weather conditions in Spring 2023, there is the potential for both greater production but also lower prices in fall 2023 for major U.S. crops – but that outcome is far from certain. In the meantime, Kansas farmers will be watching grain markets for profitable “old crop” sales and “new crop” forward pricing opportunities.

The focus of this webinar will be on factors driving the current grain market situation, and what the likelihood seasonal price highs and lows are for the rest of 2023. Available cash and forward pricing opportunities for corn, grain sorghum, wheat and soybeans will be examined, along with an example “scale-up seasonal pricing” strategy for 2023 crops.

This webinar will be presented by Mark Nelson of Kansas Farm Bureau and Daniel O’Brien of Kansas State University.

Mortgage Rates Will Come Down, It’s Just a Matter of Time

This past year, rising mortgage rates have slowed the red-hot housing market. Over the past nine months, we’ve seen fewer homes sold than the previous month as home price growth has slowed. All of this is due to the fact that the average 30-year fixed mortgage rate has doubled this year, severely ...

05/30/2022

The perfect get away for an outdoorsman or vacation rental. This beautiful property sits on a bluff at the confluence of the Big Blue River and Fancy Creek on the north end of Tuttle Creek Lake in Riley County Kansas. The property is surrounded by Army Corps of Engineer land, and water. You will not find prettier views anywhere in the surrounding area that can match what this property has to offer. The house was constructed using the base of what was once the water tower for the town of Randolph which acts as a basement and that was combined with a two-story farm house that was moved to the property and attached. The combination of these two structures makes for a solid and uniquely beautiful home. The home has original hardwood floors, a gas fireplace, two kitchens, custom cabinets, granite counter tops, propane forced air furnace, and heat pumps. Additionally, a two-car garage was added along with a mother-in-law’s quarters built above so there is plenty of room to stretch out. The home comes with modern appliances and has a two-story deck with amazing views across the valley. The views and the access to great hunting on the property and thousands of acres of neighboring Army Corps of Engineers land has allowed this property to be a very lucrative money maker for it’s current owner. Annually, this property generates an average income of over $20,000 in rental income from renting out the house to short term guests. These guests come to this location for the amazing views, peaceful surroundings and world class hunting and fishing opportunities. Tuttle Creek Lake, Fancy Creek, and the Big Blue River have created a world class waterfowl hunting area just minutes from the front porch. In addition, Tuttle Creek Lake is well known for great fishing and plenty of other outdoor activities.

Have you noticed the recent upcropping of white flowering trees across the countryside?

This is actually ornamental pear trees that have gone rogue and become INVASIVE! The Callery pear – also known as Bradford pear – was assumed to be a sterile. But it’s not! It now cross-pollinates with other cultivars of Callery pear to produce hybrid offspring. Wildlife then ingest and spread the seed. This picture was taken near St. Paul in Neosho County.

Dynamic 2022 Grain Markets Situations and Strategies

WEBINAR
April 11, 2022 | 12:00-1:00 pm CT

No fee, but registration required:
REGISTER

A dynamic combination of geopolitical and supply-demand factors have driven corn, sorghum, wheat and soybean prices sharply higher in early 2022, providing farmers with profitable “old crop” sales and “new crop” forward pricing opportunities.

The focus of this webinar will be on factors driving the current high priced, volatile grain market situation, and whether these market conditions are sustainable throughout 2022 and into 2023. Available cash and forward pricing opportunities for corn, sorghum, wheat and soybeans will be examined, along with an example “scale up seasonal pricing” strategy for 2022 harvested crops.

This meeting will be presented by Mark Nelson of Kansas Farm Bureau and Daniel O’Brien of Kansas State University.

2021 Farm Service Agency County Committee Elections Underway

WASHINGTON, Nov. 3, 2021— The U.S. Department of Agriculture (USDA) will begin mailing ballots this week for the Farm Service Agency (FSA) county and urban county committee elections to all eligible agricultural producers and private landowners across the country. Elections are occurring in certain Local Administrative Areas (LAA) for these committee members who make important decisions about how federal farm programs are administered locally. To be counted, producers and landowners must return ballots to their local FSA county office or be postmarked by Dec. 6, 2021.

“Now is your opportunity to elect fellow farmers and ranchers in your community to serve on the local county committee,” said FSA Administrator Zach Ducheneaux. “These committees are a critical piece to the work we do by providing knowledge and judgment as decisions are made about the services we provide. Your voice and vote matters.”

Producers must participate or cooperate in an FSA program to be eligible to vote in the county committee election. A cooperating producer is someone who has provided information about their farming or ranching operation but may not have applied or received FSA program benefits. Also, for County Committee elections, producers who are not of legal voting age, but supervise and conduct the farming operations of an entire farm, are eligible to vote.

Producers can find out if their LAA is up for election and if they are eligible to vote by contacting their local FSA county office. Eligible voters who do not receive a ballot in the mail can request one from their local FSA county office. To find your local USDA Service Center, visit farmers.gov/service-locator.
