I collected a well water sample for BacT analysis from this guy's yard yesterday... I think his owner said his name was Stanley.
He tried to follow me around his yard but got tired after about 5 feet and dropped down to the ground to rest... lol
He was very interested in what I was doing so I gave him a neck scratch which he seem to really enjoy....

Local Real Estate Agents — Please share this with your buyers before inspection day.
A long inspection report is a map, not a reason to cancel.
Most of those pages are photos, locations, and ordinary maintenance. The job is to sort what is safety, what is real money, and what is just homeownership.
If it keeps a good deal from dying over page count, send it.

The email lands at 9:14 p.m. Eighty pages. 100-something photos. Red boxes, arrows, “further evaluation recommended” stacked like a warning label on the house you already pictured yourself in.

One of the most common home inspection comments I write is "tree branches touching the roof of a residence."
It might seem like it's not that big a deal, but here’s a roof I inspected last week that’s only nine years old. It should have ten-plus years of life left in it.
But one corner of the home, tree branches have been sitting on the roof shingles. Everywhere else, the roof was in excellent shape. But where the branches have been rubbing, the granules and shingle coating have been worn off down to the core mat of the shingle — greatly reducing its remaining life.

Yesterday on a roof inspection I found a solar pool-heating system — the type that circulates pool water through collectors mounted on the roof.
The conveyance pipes were sitting directly on the asphalt shingles. Vibration from the circulating water had worn holes through the shingles in two spots.
I’m 100% behind alternative ways to get the job done. But when we mount these systems on a perfectly good roof, that roof still has to stay intact.
If you have one of these systems, consider having a Florida-certified roofer or Florida home inspector look at how it’s interacting with your roof.
