Bike to work day? Yes, please! I've really enjoyed getting out with Mike and exploring Colorado by bike...even when it does sometimes result in a fall 🤕. In the end, it's always worth the sense of accomplishment and the views and I just love the natural beauty I get to be surrounded by.

🌹🌻🪻 Don't let flower season pass you by!

👉 The Colorado natives know not to plant before Mother's Day (and sometimes that's even risky with our crazy weather), but it's never too early to decide what type of color pops you want to add to your yard.

👉 Consider perennials if you want to have consistency year after year (and cost savings!), but for those small pops of color and temporary placement, annuals are the way to go.

👉 Bonus points go to those of you who have a xeriscaped yard where watering isn't monumental to whether or not your plants live!

According to DMAR (Denver Metro Association of Realtors), there were 11,539 homes for sale in the Denver area at the end of April, which is 65% MORE than 2 years ago.

So why aren't they flying off the shelf so to speak? I believe buyers are getting savvier and they're willing to wait. They're waiting for the price that fits their wallet, they're waiting for a home that feels a little more luxurious, and they're waiting for the right time...because nobody likes to move at the end of the school year.

Will the summer be crazy? Who knows...but I can tell you my sellers understand that with the housing market and prices in Colorado, buyers expect more and sellers need to deliver in order to justify full asking price. Let me know if you need a Realtors perspective on your home's value!

Your property tax notice is not something to toss in the mail pile and look at later.

If your home’s assessed value went up and something does not look right, you may have the option to protest it. The window is limited, and deadlines can vary by county.

A few things to check:

Did your assessed value jump more than expected?
Are the property details accurate?
Are comparable homes actually supporting that value?
Does your county assessor’s deadline give you enough time to respond?

This is one of those homeowner tasks that feels boring until it costs you money.

Pull out the notice. Read it carefully. Check your county assessor’s website. And if you have questions about what your home is really worth in today’s market, I am happy to help you take a look.
