NOTE FROM OVN PRESIDENT JACKIE SUNDT CONCERNING ERROR IN THE OVN NEWSLETTER AND THE CORRECTION IS INCLUDED HEREIN:
Good morning,
You should have recieved your April newlsetter yesterday. The company printed the wrong cover letter, and the correction is below. I had asked if they could include a copy of each ballot, however due to the structure of the newsletter, the ballots would not format correctly. If you need a ballot let me know. Again, the corrected letter is below.
Also, a few ballots have come in that have scratch outs on them. I will be contacting those residents and asking them to submit a new ballot so every ballot submitted is free of any changes. Please note, we cannot accept ballots that have white out on them. Feel free to reach out to me directly if you have questions. Have a great day,
Jackie Sundt
CORRECTED ARTICLE FOLLOWS:
Dear Residents,
Spring Break is behind us, Easter is upon us, and all of that means summer vacation is around the corner., and I am sure the kids are ready for it!
You should have received your ballot to vote on the proposed amendments. If you have misplaced your ballot, please email me, and I will send you your ballot. The email is [email protected].
I want to give a big shout out to those of you that have already submitted your ballots, we appreciate it very much! The first week after the mailout, we received approximately 150 ballots back, which is amazing. I hope this trend will continue. As a reminder, if you don’t submit your ballot, you are counted as a no. We must have 67% approval of all residents to pass an amendment.
There are a couple of things I would like to address regarding ballots:
First and foremost, I was offended to see on social media the suggestion that ballot votes would be changed once submitted. I have done my very best to serve this community for the last 3.5 years, and that not only my integrity, but the integrity of every board member and our process has been brought to question is just shy of slanderous. I would also like to note, the resident who submitted the post does not attend meetings, has not attempted to engage in conversation about community concerns, nor have I ever met the person. With that said, I welcome any owner to have a conversation with us regarding the processing of ballots.
Second, to the resident who mailed letters encouraging residents to vote against the proposed amendments, and fraudulently used the POA’s return address, a number of your letters came back to the POA due to incorrect addresses.
We have a very transparent process, that not only includes the votes being reviewed by a notary but is also uploaded to the county. Incomplete ballots, or ballots with scratch outs or white out material used, will be returned to the lot owner, and the resident will be asked to complete a new form. I don’t want there to ever be any question regarding the process. If you would like to a part of the committee that reviews ballots, please email me.
Finally, our bylaws specify that each resident is issued one vote regardless of how many lots the resident owns. This coincides with the fact that each owner pays one annual fee regardless of how many lots are owned, and this is not changing. To do so would require a 67% approval vote of the residents. At the request of a resident, I have sent our attorney a query regarding a resident who owns in two different units, and we will follow the direction of the attorney in that situation.
Ballots are due by May 31st, 2026. We would appreciate if every resident would submit a vote either by mailing it, dropping it at the park, or emailing it to [email protected]. If you email your vote, please retain your original for your records. Every resident is highly encouraged to keep a copy of their vote regardless. When residents don’t submit their ballot, we make every effort to follow up with each of those owners. This is time consuming and difficult, and as you know, we are all volunteers.
Once again, if you have any questions regarding the proposed amendments, please feel free to reach out to the anyone on the board. If you would like to speak with someone other than myself, I can provide you with contact information as needed.
In closing, I have asked other board members to take on the task of writing for the newsletter, so next month we will hear from our membership chair, Adam, on a topic related to our community. Have a great rest of the month, and once again, a huge thank you to everyone who has already submitted their ballot.
Respectfully,
Jackie Sundt
