Hello.
I thought it might be nice to set up a property page to showcase the lovely little property - 'Danthonia Ridge' in Dereel, Victoria, which will soon be for sale.
'Danthonia Ridge' is just over 14 acres of grassy woodlands with a wetland and seasonal creek on the edge of town. It's fully fenced with a mature orchard, 2 veggie patches, easy maintenance gardens, animal yards and paddocks, and assorted sheds. It has some stunning old trees, 2 dams and heaps of native wildlife, plus a long-term lease on a small adjoining bush strip that has Land For Wildlife status. The house garden is set up as a cat run to keep the cats safe and mice out of the veggies. Golden Plains Shire does half price cat registrations for approved contained set-ups like this.
It's been set up for poultry (chickens, ducks, geese) and I've had sheep, goats, alpacas, horses, ponies and donkeys (and cats and dogs) safely here. Browsers do better than grazers because of the vegetation (mostly native) and soil type.
It has a well laid out 2 bedroom cottage (approx 85sqm) plus a lovely separate and private 6x6m portable and another 6x3m portable that add an extra 54sqm of living/ teenage/ studio/ guest space. A heritage chimney (hand made local bricks from the gold rush period) is the centrepiece of the outside entertainment area. This property is part of the old Gold Rush era from the 1880s.
It's only 25 minutes south of Ballarat on the edge of Enfield Forest and close enough to Ballarat, Colac and Geelong to commute to work. The area has beautiful walking, mountain bike and horse riding trails, and the local hall and community centre, brigade, CERT, and Men's/ Community Shed is only a short walk away.
Dereel is a wonderful community with some lovely neighbours.
