Planning a renovation? Find out about asbestos before the first cut.

Removing old flooring, opening a wall, taking down a textured ceiling — these are the moments when asbestos becomes a problem. Not while it sits undisturbed, but the second a saw, sander, or pry bar goes into it.

Asbestos was used widely in British Columbia building materials for decades, and it shows up in more places than most homeowners expect: drywall joint compound, textured "popcorn" ceilings, vinyl flooring and the mastic under it, pipe and attic insulation, roofing, and siding. Once those materials are broken up, microscopic fibres go airborne — and they don't settle quickly.

This has been a hard few weeks in the valley. Fires above Fintry, Peachland and Summerland, thousands of people out of their homes, and smoke sitting over Kelowna, Vernon and Kamloops with no real break in sight.

If you've been let back into your house and the smoke smell is still in it — that's not your imagination and it's not going to fade on its own. Smoke particles work into drywall, carpet, furniture, bedding, clothing and ductwork. Scrubbing and open windows help a little. They usually don't finish the job.

What we do is professional-strength ozone treatment. Your home is sealed and treated while nobody is inside, then fully aerated before you come back. Ozone breaks down the odour compounds in the materials themselves rather than covering them up.

I want to be clear about one thing, because there's a lot of bad information out there: ozone is not an air purifier and you should never run one in an occupied space. Health Canada advises against ozone generators in homes for exactly that reason. For the air you're breathing right now while fires are burning, a HEPA filter and closed windows are the answer. Ozone is for after — for the smell that's left behind in the building.
