……ok peeps let’s talk new legislation!
Yep, it’s dull as dishwater but, it’s law and it’s about time this industry got a kick up the backside and sorted the wheat from the chaff!
There’s been far far too many owners and back street agents operating and renting out any old crap these past few years!!
The rules are fairly basic, standard stuff to keep people safe…..but…..if you don’t follow these rules you can and will be shut down (believe me, the fire service take no prisoners!)
Basics……
*Hard wire electrical testing (required 5 yearly)
*PAT testing ALL electrical equipment (required yearly)
*Servicing of boilers/heating systems (yearly)
*Servicing of log burners (yearly)
*Chimney swept (yearly)
*Adequate smoke/heat alarms. (MUST BE TESTED ON EVERY SINGLE CHANGEOVER) can be battery powered for now but must be on a 3 year plan to be hard wired in
*Carbon monoxide alarms (as above)
*Main fire escape MUST be able to open from the inside without a key so either a yale/deadlock or small fire escape push bar.
*Adequate lighting for people to find escape route (can be night lights on landing/hallways or torches in every bedroom…..if torches batteries MUST be checked at every changeover
*Fire escape plan of property with emergency contact details of emergency services and properties “responsible person details”
*Fire safety report done and accessible should guests wish to see it (must be done yearly and any changes/risks updated)
These are the basics. Easy enough to sort, won’t cost the earth but will save your arse!
If you have a property manager they need to keep records of all the above off site and it must be accessible with logs kept if alarm checks should the emergency services or guests request it.
Your manager is as responsible as you, the owner and in the very worst case scenario you’d all be sharing the dock and up on manslaughter charges!
Agents will require proof of all of this and have the right to unlist your properties and guests also have a right to see evidence and to stay in a safe property where owners have done the best they can to minimise risks!
