We had an enquiry recently from someone with a borehole pump: the light was on, but the pressure vessel had dropped from its usual 3 bar down to below 1, and the outside tap was only delivering water sporadically.

That kind of combination usually means a waterlogged pressure vessel or a pump that's struggling. It needs a proper look rather than leaving it running as-is.

Questions we get asked: how often should we test for Legionella?

It's a common one, and the honest answer is: it depends.

For most commercial premises, routine monitoring (temperature checks, outlet flushing) should be ongoing. Legionella water sampling is usually every three to six months for higher-risk systems, though it varies depending on your setup.

The frequency should be set out in your written scheme of control, which comes from your risk assessment. If you haven't had one done recently, that's the starting point.

Questions we get asked: do we have to test for Legionella by law?

Short answer - not always. UK law requires you to assess and manage the risk. Testing is one tool for doing that, not a blanket requirement for every building.

Your risk assessment should determine whether sampling is needed and how often. Healthcare settings and buildings with vulnerable occupants usually need regular sampling. A well-controlled office on mains water might not.

What you do need: a current risk assessment, a written scheme of control, and records showing it's being followed.

Isaac was out at a caravan park near Carnforth this week for an annual tank clean.

You can see the sediment build-up in the first photo - that's what accumulates in a cold water storage tank over twelve months. The second photo shows the tank part-way through cleaning.

For sites on a private water supply, annual tank cleaning isn't optional - it's part of keeping the system safe and the water drinkable. Sediment like this is exactly the kind of environment bacteria thrive in.

A proper Legionella risk assessment is more involved than some people realise - and we still come across buildings where what's been done in the past hasn't really covered the basics.

A thorough assessment should include a full survey of the water system with an up-to-date schematic, temperature readings at sentinel points, inspection of cold water storage tanks, identification of dead legs and stagnation risks, and a written scheme of control setting out what needs monitoring and how often.

If your last assessment was a couple of pages with a tick-box summary and no system schematic, it's worth a closer look. The regulations expect the assessment to be specific to your building.

Aqua's been doing this for nearly 30 years now.

A lot's changed in that time - the regulations, the technology, the kinds of buildings we work in. But the basics of keeping water systems safe haven't really shifted.

Temperature control, cleanliness, monitoring, sensible maintenance. Get those right and most problems don't happen in the first place.

One of the things that makes Legionella tricky is that contaminated water doesn't look any different from safe water. No cloudiness, no smell, no taste change.

That's why the control measures matter - temperature monitoring, regular flushing of little-used outlets, and sampling where the risk assessment calls for it. They're how you actually know what's going on in a system.
