Filipino billionaires are famous for building the world’s largest malls. From an accounting perspective, these are "Safe Assets." They provide steady rent and cash flow. But from an economic growth perspective, malls are Low-Innovation Assets.

Compare this to our neighbors. While our capital is tied up in real estate and retail, countries like Vietnam and Malaysia are pouring billions into R&D (Research and Development) and tech manufacturing.

The Philippines currently spends less than 0.2% of its GDP on R&D. The global average is over 2%. This is why we have "Jobless Growth"—the economy grows, the malls get bigger, but we aren't creating new technologies or patents that can be exported to the world. We are becoming a nation of "Sellers," not "Inventors."

The Lesson: We need to move from Real Estate Capital to Venture Capital. The next generation of Filipino wealth shouldn't come from owning the land a store sits on, but from owning the intellectual property of the products inside that store.
