🌾 Acreage tells you how much land you’re buying. It doesn’t tell you what that land can do.
That’s something I think is especially important when buying or selling farm and ranch property in Northeast Texas.
You can take two 100-acre properties located just a few miles apart, and they may serve completely different purposes.
One might have improved pasture, good fencing, dependable water and working pens ready for cattle. Another may be mostly timber with strong wildlife habitat and recreational value. Another could offer a combination of pasture, timber and a homesite that makes it attractive to someone wanting to live on the land while still running cattle.
None is necessarily better than the other.
The value is in understanding what you have—and finding the buyer who values it for the same reasons.
That’s why I don’t believe rural property should be marketed by simply putting a price per acre on it and taking a few aerial photographs.
When I walk a property, I want to understand the pasture, timber, water, fencing, access, improvements, wildlife habitat and how everything fits together. Those details help us identify who the likely buyer is and tell the property’s story accordingly.
Sometimes that buyer lives 20 miles down the road.
Sometimes they’re hundreds of miles away looking for exactly what we have here in Northeast Texas.
That’s where good farm and ranch marketing makes a difference.
📞 Have land you’ve considered selling? Give me a call. I’ll come walk it with you, learn what makes your property different and talk about how we can position it in front of the buyers most likely to appreciate what it offers.
