The Auction will be conducted on site at the property. Registration begins at 9:00am. The PROPERTY sells "AS IS". It is the sole responsibility of potential Buyers to inspect and research the property prior to the Auction.
REAL ESTATE TERMS: 10% Buyer's Premium will be added to the High Bid attained at Auction to constitute the Total Contract Price. Non-Refundable 10% Buyer's Premium is paid the Day of the Auction upon ex*****on of the Contract by Cash, Cashier's Check or a Personal/Business Check will be accepted if accompanied by a "Bank Letter of Guarantee" or other "Proof of Funds". The Balance is due at Closing, on or before, Thursday 19, November , 2026 at 5:00pm Central Time. Buyer is responsible to attain his or her own Financing prior to Closing.
PERSONAL PROPERTY TERMS: Personal Property will be sold "AS IS". A 10% Buyer's Premium will be added to the High Bid attained at Auction for the for all items. Full Payment is due the day of the Auction by Cash, Cashier's Check or a Personal/Business Check. NO CREDIT CARDS WILL BE ACCEPTED.
ONLINE BIDDING: Unable to attend the Live Auction on-site...Real-Time Online Bidding will be available for the REAL ESTATE through PROXIBID beginning at 10:30am on the Day of the Auction. Pre-registration with PROXIBID is required. 11% Buyer's Premium will apply if bidding online with Proxibid. No Online Bidding will be available for the Personal Property.
AGENT INCENTIVE: 2% Real Estate Agent Incentive available. Agent must Co-Register with Buyer, in person, the Day of the Auction. 2% Agent Incentive is based on the Auction Strike Price and paid at Closing. Real Estate Agents participating as a Principal to the transaction or who are an Immediate Family Member of the Buyer are ineligible for the Agent Incentive.
