Another season writing a check to somebody else's land?

I have that conversation with buyers every single week, and what surprises most of them is the math. Some of the folks I talk to have spent more on lease fees over the past decade than a solid hunting ranch would have cost them, and when you factor in the ag exemption bringing property taxes down significantly from day one, the numbers start to look very different than most people expect.

If you're tired of the lease and you've been wondering whether owning your own ground is actually within reach, let's run through it together. That conversation is free and it might change how you're thinking about this.

After 18 years in, I know my way around. You can guarantee that I know a shortcut, a good story and a local convenience store to stop at. My eyes are set on a backroad my wife is sure to question, but I always get us there, don't I?

This is why I do what I do. The land out here is something worth knowing, worth protecting, and worth passing down to the people who come after us, and I don't take lightly the privilege of being trusted, not in any form.

Grateful for this work and for the people who share the backroads with me.

If you're thinking about selling your Texas ranch or land, this one is for you.

Here's something most brokers won't take the time to tell you: the right preparation before listing can add tens of thousands of dollars to your final price, and it doesn't have to be complicated. Knowing your water situation, confirming your ag exemption is current, having your survey in hand, documenting improvements and fencing, and understanding your mineral rights status are the five things that separate a well-positioned listing from one that sits too long or closes for less than it should.

I help sellers get all of this sorted before we ever put a sign in the ground, because the goal isn't just to sell your land; it's to sell it well.

Curious what your land is worth in today's market? Let's have that conversation.

There's something about West Texas that never gets old.

The big sky, the wide open country, land that stretches as far as you can see, and reminds you in the best possible way, just how large this state really is. West Texas ranches offer some of the best value per acre anywhere in the state right now, and a lifestyle that honestly cannot be replicated anywhere else on earth.

If you've been thinking about West Texas land, I'd love to talk through what's out there. I know the territory, and I know how to find the right fit.

Call me at (210) 421-8181 and let's have that conversation.

Every sunrise on Texas land is a reminder that this work matters, that these people matter, and that this land matters.

There's something about being out here in the early morning, before everything gets loud, that settles you down and reconnects you to what you're actually doing and who you're doing it for. I don't take that for granted, not for a single day of it.

East Texas is in a category of its own, and I mean that in the best possible way.

Towering pines, creek bottoms full of hardwoods, red dirt roads that go on forever, and a pace of life that feels like it belongs to another era. Whether you're looking for a serious hunting tract, a timber investment with long-term upside, or just a place to genuinely get away from it all, East Texas land delivers in a way that surprises a lot of people who haven't spent time out here.

And right now it's still priced like a secret. That won't last forever, so don't wait until everyone else has already figured it out.

Send me a message or call me direct at (210) 421-8181 and let's talk.

This job takes you to some incredible places, and it never gets old.

Every piece of Texas land has a story built into it; in the old fence lines, the worn cattle paths, the names people call certain pastures that have been the same for three generations. My job is helping the right people become the next chapter of that story, and there's nothing I take more seriously than getting that match right.

What's your Texas land story? I'd love to hear it in the comments.

Land has a way of putting things in perspective.

Standing in the middle of a good piece of Texas ground, you remember what matters. It speaks for itself in the fence lines and the pastures and the generations of people who have loved a piece of land enough to take care of it.

Grateful for work that means something, and for the people who trust me with it.
