U.S. Builder Sentiment Hits 12-Month Low
Navigating the shifting landscape of new home construction has always been part of my work here along the Colorado Front Range, and the latest data offers some important context for buyers and sellers alike. In late Q3, builder sentiment fell to its lowest point in a year, with the builder-confidence index dropping 3 points to 32. Current sales conditions slipped to 35, and six-month sales expectations edged down to 37. While prospective buyer traffic held steady at 23, more builders responded by adjusting their approach: 38% cut prices and two-thirds offered incentives, up from 63% earlier in the quarter.
Mortgage applications for new-home purchases have now declined for five consecutive months as average 30-year rates remain in the high-6% range. Larger builders are increasingly using builder-paid rate buydowns to help buyers secure below-market mortgages—an approach that helps sustain sales without relying solely on widespread price reductions. With 30-year rates hovering near 7% in late Q3, two leading housing forecasters anticipate these higher rates could persist through 2027.
Whether you’re considering a new build or evaluating your options in our local market, understanding these trends is key to making confident decisions. My focus remains on guiding clients with clarity and care—ensuring you have the insight and advocacy you need, every step of the way.
