Hot Rubber vs. White Elastomeric:

What’s the difference at your grain bin foundation?

The bin-to-concrete joint is one of the most important areas to seal. MSW hot-rubber grain bin sealant is designed to create a thick, flexible barrier at that transition—helping seal out moisture while keeping aeration air inside the bin.

White elastomeric products are liquid-applied coatings that can look good initially, but they rely on adhesion to the concrete. When a coating cracks or peels, moisture can travel behind it and reach the steel-to-concrete joint.

When a white elastomeric coating fails, trapped moisture can remain against the steel at the bottom of the bin. Over time, that hidden moisture exposure can lead to corrosion and rust at the bin base—damage that may not be visible until it has become a much bigger and more expensive problem.

These grain bins had previously been sealed with spray foam, but over time the foam had begun cracking, deteriorating, and pulling apart, leaving areas vulnerable to water getting back in.

Instead of removing all of the existing foam, we applied our Hot Rubber Bin Sealing System directly over the problem areas.

Our hot rubber system:

✔ Seals cracks and failing areas in the existing foam
✔ Creates a thick, durable protective surface over the remaining foam
✔ Helps prevent further deterioration from weather and sunlight
✔ Seals vulnerable areas where water can enter
✔ Extends the life of the existing bin seal

The result is a tough, flexible waterproof barrier that protects the existing foam while giving the bin a renewed seal.

If the spray foam around your grain bins is cracking, shrinking, or starting to fail, it doesn’t necessarily mean you have to start over.

For this project, the customer wanted these tanks to match the other tanks already in his yard. We had a custom gray color matched, and the finished product came out great!
