Bunny Hollow Farm

Bunny Hollow Farm Welcome to our farm. This 27+ acres will be the future home of Derek & Mary Coats and kids. Our own little paradise. We will try to update as the journey goes.

It’s coming along. We are getting very close. Hope to be moved in around the beginning to middle of next month.

I know it has been a while since we posted. We have a bit of an update.

We started slow and built out the shop, apartment, and man cave first. We have since moved into them while we build on the house. I’ll post pics of those later.

I started framing the house in mid December and it is close to being done. I did all the framing, electrical, plumbing, HVAC, and cabinets. Due to time constraints, I hired out the doors and trim, drywall, paint, and tile. I will be doing the laminate flooring and having someone do the carpet. We should be done in a few weeks. We are really just waiting on the painter to finish now so I can trim out the electrical, plumbing fixtures, HVAC, and things like that. Waiting on them for the flooring too.

We did have a little last minute “fun”. We changed the way the master shower was setup from when the original drains were run when we poured concrete over a year ago. The guys came to tile and said they wouldn’t work where they were at. So what did I do? I went that night and got a concrete saw and breaker. I cutout the concrete, dug down over a foot to the pipes, rerouted them, then filled the hole back, and poured new concrete. 1 1/2 days after they said the pipes wouldn’t work, the drain was moved and ready to go. Got to do what you got to do.

House Update

I know it has been a while since I posted an update. The house is starting to come along. We got the shell spray foamed right at Thanksgiving. Then I started framing. The framing is complete. I have started electrical pre wire and plumbing. HVAC being run soon too. The plan is to be done with rough in around the beginning of March. Then Sheetrock and painting followed by bathroom tile. Then I get to do cabinetry, flooring, and trim work. We should be in the house by the end of April.

It might be a little warm in the upstairs area today. AC is running but without insulation and with the metal siding and roof, it gets warm fast. Ignore the date/time on the thermostat. I haven’t set it yet and unplug the stat sometimes while working.

A little bit of an update here. We are still waiting on baby Quinton to make his debut. There is a lot of work going on in the shop/apartment. Slowly but surely it is getting done. My awesome wife decided to have me do a man cave above the apartment. That meant getting plumbing where it wasn't originally planed, hence the breaking up of concrete to run another 3" drain line. We have been using the RV bathroom and it has worked but not great. We now have a real shower!!! I should be able to get the toilet installed this week. Cardboard walls are for temporary privacy. You do what you have to do sometimes. I got the tankless water heater installed and IT WORKS GREAT. I love the heart of our plumbing as Mary calls it. This is my manifold for hot and cold with room for expansion both at the main location and upstairs at the water heater. Hopefully more to come soon. We are doing this all ourselves so it is a slow process.

Water lines, conduits, and concrete

10/26/2022

Facebook keeps messing up my post so I will post the notes first then pictures seperate.

A lot has changed here in the last month.

The buildings are fully up, dried in, and concrete has been poured. All the plumbing drains, water supply lines in the concrete, and conduits have been run. Jimmy, Mary, and I ran the drain lines. Mary and Faith did all the supply lines under the concrete. I may hire them out for plumbing work after this is done.

We have the RV inside the shop building which helps. Overhead doors should be installed tomorrow. Right now the openings are just boarded up.

We have water onsite. Running the 1000' water line was a pain. It is VERY hard to find connectors for the HDPE pipe that I ran. 2 runs of 500' means less junctions and better water flow though. Septic is fully installed and working well.

We are still using a generator for electricity and can't wait to get power. Gas for the generator is expensive and we can't keep running it all the time.

The electrical meter box and shop electrical panel are up and awaiting inspection. The electric company has installed the 4 power poles, run the wire on them, and installed the transformer. Once we get the electrical inspection, sometime this week, they will run the wire from the pole to the meter box. THEN WE WILL HAVE ACTUAL POWER ONSITE!!!!!!

Fiber internet is onsite and working. Once the electric company ran the poles the internet company was able to run their wire.

We have the shop apartment partially framed, about halfway. The refrigerator and range were delivered today. It is so nice to have a full size fridge and not the little RV one. We haven't used the range yet. It will be temporarily running off of bottles of propane as the propane company can't have our tank installed until the day before Thanksgiving. I just have to get the correct adapter to use for now.

It is sooooooo peaceful here though. Nothing but nature around us. We can't wait to sit on our back porch and enjoy dinner and sunsets.

To top it all off, SHE SAID YES!!!!!!! That was after she first said no. 🤣🤣🤣 Faith and Jimmy are now Engaged.

Progress Update:
Both the shop and house are up!!! The water line is run from the road 1000' to the house. The water main was installed Monday, waterline inspection passed Tuesday, and now ready for final connection so we have water at the site. Yes that is a 2" water tap on the meter. I wanted to ensure plenty of water and pressure at the farm. Electrical trenches are dug and just need conduit and meter box mounted then we can get electricity installed. I now have to run my drain pipes and individual water lines in the buildings and then we can have concrete poured. Post frame homes get concrete after the building is up. A completely different build process. The hole in the side of the house is for the gravel and concrete to be put in then they will close it up. This is taking shape quickly now.

We also got a new worker at the farm. We are calling him Bugz Bunny. He will help us a lot. Especially with moving equipment, hauling, and picking up loads at the stores. Might need to add some steps on the side so Mary can get in. 🤣🤣🤣
