CARD COLD CALLS – EPISODE #1!

I’ve got a stack of business cards, a phone, and absolutely NO IDEA who’s getting called next!

Welcome to Card Cold Calls, a brand-new series where we randomly select a local professional, give them a call, and let them tell YOU what makes them different!

And I couldn’t have asked for a better person to kick things off than Miss Gayela Linton with USA Mortgage in Mountain Grove, Missouri!

If you’ve ever met Gayela, you already know she’s one of the sweetest ladies around. But after our conversation, I think you’ll agree she’s also someone who REALLY knows her business!

Gayela has been working in the banking and mortgage industry since 1999 and has focused exclusively on mortgages since 2009. That’s over 25 years of experience in the financial industry!

One thing that really stood out to me was her approach to lending.

Gayela doesn’t believe in just throwing something at the wall and hoping it sticks. She believes in having a Plan A, a Plan B, and sometimes even a Plan C!

From USDA rural development loans to programs offering down payment assistance, Gayela works hard to find financing options that fit each borrower’s situation.

But my favorite part of our conversation?

We talked about getting people OUT of renting and INTO homeownership.

Gayela made a great point. If you’re going to live somewhere, put down roots, and build a life, why not explore the possibility of making that place YOURS?

Homeownership isn’t the right move for everyone at every stage of life, but you might be surprised by the opportunities available to you!

That’s why I always encourage people to surround themselves with knowledgeable professionals who care about the PEOPLE first and the transaction second.

And I believe Gayela is one of those people!

WANT TO TALK TO GAYELA?

Whether you’re buying your first home, exploring financing options, or just wondering if homeownership is possible, Gayela would be a great person to have a conversation with!

And remember, you don’t have to work with the first lender or real estate agent you meet. Find professionals who understand your goals and are willing to work for YOU!

A huge THANK YOU to Miss Gayela for being our very first Card Cold Calls guest!

Who knows whose business card I’ll draw next week?

We went to Florida for a little vacation and apparently brought the rain back with us!

After the drought we’ve been dealing with here in Mansfield, Missouri, I don’t think I’ve ever been so thankful for a storm that kept us up half the night! What a blessing it is to finally see some rain falling on these dry fields and pastures!

And apparently, the weather isn’t the only thing picking up around here!

My phone has been absolutely RINGING over the last 48–72 hours! From commercial properties to residential homes, farms, and vacant land, I’ve been talking with folks about a little bit of EVERYTHING!

It’s exciting to see people making moves, exploring opportunities, and chasing their dreams right here in the Ozarks.

Whether you’re looking for your first home, your next investment, a piece of farmland, or a place to start a business, I’d love the opportunity to help you make it happen.

The rain is falling, the phone is ringing, and things are looking up in southern Missouri!

God is good, and I’m thankful for every opportunity to serve the people in our communities.

FAITH. FAMILY. COUNTRY. REAL ESTATE. 🇺🇸

In that order!

If it takes me a little longer to answer your call or message, please understand that I may currently be under arrest by two toddlers with absolutely no respect for their father’s authority.

Charges include excessive tickling, resisting bedtime, and being the world’s most embarrassing dad.

I love helping people buy and sell real estate, but these two little fellas are the reason I work so hard in the first place.

God comes first, family comes next, and real estate will still be there when I escape the ball pit!

Now, if somebody could post my bail, I’ve got houses to sell!

Apparently, I’m not just growing a food plot anymore… I’m trying to open a five-star buffet for the deer in my FRONT YARD!

We planted a mix of Big Tine Advantage, turnips, and Big Tine Buck Brunch as a cover crop in our garden this fall.

Unfortunately, here in South Central Missouri, we’ve been about as dry as a popcorn fart ever since we planted it! The results haven’t been amazing, but honestly, they haven’t been too bad either.

My biggest mistake? I was so worried about broadcasting seed into the driveway that I ended up leaving the edges of my food plot looking like a fella with a receding hairline. Thick in the middle, a little thin around the edges!

But the real winner of this whole experiment has been these wobbler sprinklers I found on Amazon! I’m telling you, these things are pretty slick. If you’re trying to get some water on a food plot, garden, or even your yard, they’re worth checking out.

Now I’m just hoping the deer appreciate all this hard work. Most people spend their time trying to keep deer OUT of their yard, and here I am spending money trying to convince them to move IN!

At this rate, I might as well put up a sign that says FREE BUFFET — PLEASE DON’T EAT THE LANDSCAPING!

Anybody else planting food plots this fall, or am I the only one trying to run a deer restaurant in my front yard?

WATER SOFTENER OR NO WATER SOFTENER?

I want to hear from you!

Do you have a water softener in your home, or do you think they’re unnecessary?

Vote in the poll and tell me WHY in the comments!

I’ll be making a video later this week breaking down the results, discussing the pros and cons, and talking about whether a water softener is something worth considering when buying a home.

Let’s see what everyone thinks!

Just because the bank says you can afford it DOESN’T mean you actually can!

Here’s the thing about buying a home: Getting approved for a mortgage and being financially comfortable with that mortgage are two completely different things.

A lender may approve you for a certain amount, but that doesn’t mean they’ve accounted for every expense, every goal, or every curveball life might throw your way.

That’s why I believe having a good financial advisor in your corner is just as important as having a good Realtor!

My longtime friend Kevin Plain over at Sheepdog Financial is someone I have a tremendous amount of respect for. Kevin takes the time to look at the BIG picture. Not just what you can afford today, but where you want to be 5, 10, or even 20 years down the road.

One thing I really appreciate about Kevin and Sheepdog Financial is their philosophy of measuring success through SERVICE, not sales.

What a blessing it is to have a longtime friend who shares that same mindset!

In real estate, I’ve always believed in putting PEOPLE FIRST and PROPERTY SECOND.

Because at the end of the day, my job isn’t just to help you buy a house. It’s to help you make a decision that makes sense for you and your family.

The goal isn’t to buy the most expensive house the bank will approve you for. The goal is to buy a home you can comfortably afford while still building the life you want to live.

40 to 60 pigs a year. On a small acreage. Sounds crazy, right?

One thing I’ve learned from raising pigs is that they can be some of the hardest livestock you’ll ever deal with, but they can also be one of the fastest and most affordable ways to put homegrown meat in your freezer.

The secret isn’t necessarily having hundreds of acres. It’s knowing how to use the land you’ve got, having the right facilities, and being willing to put in the work.

And that’s something I love about real estate. A property doesn’t have to be huge to have HUGE potential.

Sometimes 5 acres with the right setup can be more useful than 50 acres without a plan.

Whether your dream is raising livestock, growing your own food, becoming more self-sufficient, or just having a little room to breathe, the right piece of real estate can make all the difference.

I’m not just a Realtor who likes looking at farms. I’m a farmer who happens to sell real estate, too.

So here’s my question: If you had 5 acres to work with, what would YOU raise on it?
