🙋 Quick question: what's the one word you'd use to describe this year so far?

⚡ For a lot of people, it's stressful. And when everything feels shaky, it’s easy to second-guess the move you were ready to make. But the truth is, the housing market is one thing that’s been remarkably stable.

🏡 Home prices have been relatively steady for about 4 years now. The number of homes for sale is right about where it was last year (up 2%). And mortgage rates have held in the same general 6-7% range since late 2022.

🔏 A steady market comes with a perk. You can actually plan. What works for your budget today probably won’t look all that different in a few months.

🔎 A lot of people are hoping for the same thing. Lower mortgage rates. Lower home prices.

🔮 The problem? Forecasts show that’s probably not what’s in the cards. At least, not right now.

🏡 Mortgage rates aren’t expected to fall dramatically. And at the same time, home prices should keep rising at about the same pace they have been.

🔦 Now, that’s not what you wanted to hear, but it doesn’t mean you’re out of options. Sometimes the best move isn't waiting for the market to change. It's exploring what's still possible right now. Other people are still making it happen even with rates and prices where they are. Maybe you can too.

📌 The latest home price data just made one thing clear. More markets are seeing prices rise. And fewer are seeing them fall.

🔦 Just one quarter ago, home prices were rising in 71% of markets. Today, it's 80%. That’s a pretty big shift in just 3 months.

🏡 Now, that doesn't mean prices are climbing everywhere. But it does mean there’s no widespread crash happening. If anything, prices may have turned a corner.

🙋 Want to know who's got the upper hand in today's housing market? One number tells you almost everything you need to know. It's the months' supply of homes for sale.

🏡 If there's fewer than 4 months? Sellers have the advantage.
Between 4-6 months? Buyers and sellers are on equal footing.
More than 6 months? Buyers have the power.

⚖️ Right now, nationally, this is the most balanced market we've seen in years. But balanced doesn’t mean the market’s the same everywhere. Some places are already leaning much more toward buyers. Others still strongly favor sellers.

🔦 Mortgage rates aren’t random. They’re affected by 2 numbers.

🏦 The 10-year treasury yield and something called "the spread." That's the gap between the 10-year treasury yield and mortgage rates, and it usually sits around 1.76 percentage points.

🎈 Back in 2023, the gap in the spread ballooned up to 3.19 in response to economic uncertainty. If it were still that wide today, rates would be pushing almost 8%.

👍 But the good news is the gap has narrowed to 2.01 (a lot closer to the long-term norm). And that’s a big positive for rates. It’s why today’s mortgage rate is in the upper 6s instead of touching 8%.

🔎 Here's the part a lot of people miss. Where rates are right now are already pretty close to what a totally normal spread would produce – a mortgage rate around 6.5%.

📚 In other words, the fact that the spread has narrowed in recent years has helped mortgage rates. Sure, they’re still higher than you may want, but it could be worse.

⏰ A lot of buyers are waiting because they think mortgage rates will drop dramatically.

🔮 The problem? That's not what today's forecasts say is going to happen. Experts believe mortgage rates will actually stay in the mid to low 6s through 2027 due to a number of factors – including inflation.

💡 What’s that tell me? Waiting may not pay off the way you hope it will. So, if moving is important to you, I want you to know waiting isn’t your only option.

✅ Builder incentives, adjustable-rate mortgages, assumable mortgages, and rate buydowns are just a few of the strategies worth exploring that could help with affordability right now.
