It's time to let go of the farm that has been in our family for over 70 years.
Its been home to a bunch of cattle, a few horses and other creatures, and great vegetable gardens. There are mature pecan trees on the property. Some years are better than others. A few years ago, we gathered 120 pounds of pecans.
More importantly, its been home to kids, grandkids, cousins, friends, and other family members. A lot of people have eaten at the table throughout the years. All of these hold wonderful memories.
This is a great area -- not too far from shopping and easy access to 67/167 (now I-57) if you're heading to Little Rock, Memphis, St. Louis, or just up the road to get strawberry shortcake at the Bulldog in Bald K**b.
We've had great neighbors who have become great friends over the years. Neighbors help neighbors.
*The family home is no longer there. Because it would cost so much to rehab, we had it taken down and removed.
There are restrictive covenants for the land -----
The above described real property shall be restricted with the following covenants which shall run with the land until January 1, 2045, and being as follows, to-wit:
A. The land may be used for residential, agriculture or small businesses but no business classified as industrial business shall be allowed.
B. Any small business in the automotive, appliance sale or repair or similar business shall be required to store all items inside a building.
C. No mobile homes, manufactured homes or portable buildings shall be allowed.
D. All houses shall be site built and have a minimum heated and cool space of 2,000 square feet although a smaller home may be allowed as an apartment provided it is connected to or attached to the main house.
E. No subdivision or sale of any part of the land shall be subdivided or sold as a separate parcel in less than 2 acre tracts unless such a sale is to an adjacent property owner.
Also, the unnamed road (a former county road) on the west side of the property which continues south off of Gum Springs Road to property owned by Danny R and Sylvia W Cooper and property owned by Cossey Joint Revocable Trust is to remain open in perpetuity unless change is agreed upon by all affected parties.
