RATES SNEAKED LOWER AGAIN 😎📉

Mortgage rates quietly improved today, with top-tier 30-year fixed rates dropping from 6.60% to about 6.57%. That's just a hair above the best levels we've seen in over 2 weeks. 👀

So what happened?

Honestly... not much. 😂

For the first time in what feels like forever, the bond market got a break from war headlines, oil price freakouts, and traders collectively losing their minds.

🛢️ Oil stayed relatively calm
🏦 Bonds stayed relatively calm
📉 Mortgage rates drifted slightly lower

It's amazing what happens when the market isn't doom-scrolling for a day. 😅

Meanwhile, the stock market continues to grind higher as investors remain cautiously optimistic that inflation isn't spiraling out of control and that the economy can keep chugging along. 📈

What to watch next:

🚨 MARKET UPDATE 🚨
THE BOND MARKET WOKE UP CRANKY 😅📉

After an 8-day winning streak, mortgage rates finally took a tiny step backward today. The average top-tier 30-year fixed moved up to about 6.60%, but that's still noticeably better than where we were just a couple weeks ago. 👀

So what happened?

🛢️ Oil prices jumped this morning
🌎 New headlines suggested peace talks tied to the Iran conflict may have stalled
📈 Inflation fears crept back into the conversation

And remember... bonds HATE inflation like HOA boards hate fun. 😂

When oil rises, inflation concerns rise. When inflation concerns rise, bonds get nervous. When bonds get nervous... mortgage rates usually follow.

The good news? Today's damage was pretty minor. The bond market didn't completely lose its mind, and rates are still well below the recent highs we saw in May. ✅

Meanwhile, the stock market is doing what the stock market does best: pretending everything is fine until proven otherwise. 🤷‍♂️📈 Investors are still betting that economic growth stays alive and that inflation doesn't get out of control.

🚨 MARKET UPDATE 🚨
😎📉RATES ARE ON AN 8-DAY WINNING STREAK

Mortgage rates are set to finish the week MUCH lower than where they started. In fact, we've now gone 8 straight business days without rates moving higher. 👀

How did we get here?

🕊️ Markets have become more optimistic about a potential end to the Iran conflict.
🛢️ Less war tension = less pressure on oil prices.
📉 Less oil pressure = less inflation fear.
🏦 Less inflation fear = happier bond markets and better mortgage rates.

It's not a massive improvement all at once... it's more like death by a thousand paper cuts, except this time it's helping borrowers instead of hurting them. 😂

Meanwhile, the stock market has been enjoying the ride too 📈 as investors become more confident that global tensions may cool off and inflation may stay under control.

⚠️ BUT... before everyone starts shotgunning energy drinks and doing cartwheels through open houses... winning streaks don't last forever.

The big question heading into next week is simple:

👉 Does the Iran conflict continue to cool off?
or
👉 Does somebody throw gasoline on the fire?

If peace talks continue improving, mortgage rates likely have more room to fall. If tensions flare back up, rates could quickly revisit the uglier levels we saw just a couple weeks ago. 🎢

For now though? The bond market is finally acting like it got a full night's sleep and drank water before bed. 😅
