I am looking for farmland to expand my operation for the 2025 crop year and beyond. I offer VERY competitive cash rent, crop shares, or flex lease are all options. I do however prefer cash rent as I know what Iām paying and the tenant knows exactly what they have coming to them each year. I can split the cash rent up 50/50 spring and fall or pay 100% in the fall and offer slightly more in doing so.
Iām interested in any tillable tracts in Daviess and surrounding counties. I will keep roadsides mowed, grid soil sample biannually, provide maps of fertility applied and can do small dirt work projects such as tile repairs, building terraces, and tiling any washout ditches. I also have a brush cutter that can clean up overgrown waterways, CRP tracts, and hunting trails as well as tidy up field edges along woodlines. Depending on the field and lease terms, I would also entertain the idea of pattern tiling certain farms that could use drainage work.
I am looking to move toward farming more and more conservationally by reducing tillage and implementing more cover crops and potentially strip tillage. However, in certain scenarios I still use conventional tillage practices. I also am beginning to adopt using controlled traffic farming on GPS lines to greatly reduce compaction in fields. Nearly all of my fertilizer and seed is variable rated to give your land exactly what it calls for.
If you are a retiring farmer or will be making a tenant change for 2025 I would love to have the opportunity to work together for years to come.
With that being said, I do not wish to bid up or steal land from other farmers. Iām looking to form long lasting relationships with landowners and treat the ground as if it were my own for years to come by continuing to build fertility and improving the overall value of the land.
I'm more than happy to provide references from others who I'm currently leasing from.
I'm also willing to pay $15/acre for any leads that result in leasing a piece of ground.
