Far fewer know exactly what they should be checking - and the gap between the two can be costly. 📋

Here's what body corporates and property managers in need to have in order in 2026:

✅ Borehole Registration
Any borehole on your property must be registered with the City of Cape Town. Unregistered boreholes are a compliance risk, full stop.

✅ No Cross-Connection
Your borehole or alternative water supply must be completely isolated from the municipal water system. This is a legal requirement under the City's Water By-law and a serious health risk if ignored.

✅ Water Use Metering
The National Department of Water and Sanitation requires that all borehole and well-point water use is metered and the data submitted regularly.

✅ Irrigation Timing
Borehole water used for irrigation must comply with watering hours. The City's by-law prohibits watering between 09h00 and 18h00.

✅ Certificate of Approval
After a City inspection, compliant alternative water installations receive a Certificate of Approval. If yours doesn't have one, it needs attention.

✅ Water Quality
water used for any purpose touching residents must be tested and treated. Untreated borehole water is not a compliant or safe assumption.

Non-compliance with the City's Water By-laws carries real consequences. The good news is that getting compliant is straightforward with the right team on your side.
