Manhattan has entered seller’s-market territory for the first time in a very long time.

That is the headline. Here is the fine print: sellers still cannot name any price they please.

Manhattan apartment inventory has fallen sharply, creating more competition among buyers and shifting the market in the seller’s favor. But contract activity is not yet at the level that signals a truly strong market, and price reductions remain common.

In other words, this is a seller’s market—but it is not an irrational one.

For sellers, correct pricing, professional presentation, and strategic marketing matter more than ever. For buyers, the current shortage may make negotiations more challenging, but shopping before the fall inventory arrives could present opportunities.

Yorkville offers a wide range of Upper East Side co-ops and condos, convenient access to the Second Avenue Q train, neighborhood restaurants, and Carl Schurz Park. Buyers can also often find more space for their budget than in areas closer to Park, Madison or Fifth Avenue.

But a lower asking price does not always mean better value. Monthly charges, assessments, building finances, renovation costs and location within Yorkville can significantly change the equation.
